Demey Park is an ambitious redevelopment project in Auderghem (Brussels), aimed at transforming the current Carrefour and Brico sites into a new mixed-use urban district. The project is initiated by Redevco Belgium, which, in collaboration with the municipality and other stakeholders, seeks to develop a forward-looking city within the framework of the Herrmann-Debroux Master Development Plan (PAD).

The plan includes approximately 394 housing units (345 standard apartments and 49 co-living units), as well as 9,756 sqm of office space and nearly 26,000 sqm of retail areas. This mix also incorporates about 3,317 sqm of community facilities.
The project places a strong emphasis on green public spaces, featuring a park of approximately 2.4 hectares and a 5,000 sqm square designed as a central meeting place for the neighborhood.
One of the key principles of Demey Park is its focus on sustainable mobility: no vehicles will circulate at ground level, creating a calmer urban landscape and enhancing safety. In addition, significant investment is planned for green spaces, including green roofs and the reopening of the Watermaalbeek, allowing ecology and quality of life to go hand in hand.
Demey Park will represent a major transformation for Auderghem: a new urban district defined by greenery, mixed uses, and a strong focus on quality of life. The project marks a decisive step towards a more sustainable, integrated, and contemporary urban development, where public space, mobility, and ecology are addressed in a fundamentally different way.

1- A balanced neighborhood
• Demey Park combines multiple functions: housing, retail, offices, and community facilities.

• The neighborhood is designed as a meeting place, the “beating heart of Auderghem,” with public spaces and community facilities.

On-site production of clean energy: geothermal energy, solar panels, heat pumps, etc.
Implementation of systems and technical installations to optimize energy consumption: district heating, high-efficiency equipment for heating and ventilation.
Maximum certification: the goal is to meet the highest environmental standards for all new construction projects, ensuring energy performance, comfort, and resilience.
Carbon reduction: a comprehensive strategy to optimize materials, limit on-site emissions, and increase the use of renewable energy, minimizing the carbon footprint across the site.
