In July 2019, following a process involving both public and private stakeholders, Immobel submitted its permit application for the Lebeau project, a mixed-use development near the Sablon aimed at bringing a new dynamic to this Brussels district. The design team awarded the project comprises the Belgian firm Assar Architects and the two Rotterdam-based firms MaccreanorLavington MLA+ and Korteknie Stuhlmacher Architecten. The project covers a city block, of which one quarter of the current total area will be renovated.

The main objectives pursued with this mixed-use redevelopment are:
• integration with the district – appropriate materials, views, and sightlines across the city,
• the creation of exceptional living spaces – an environment designed to last, live, work, and breathe,
• activation of public spaces – revitalizing the district through occupied podiums,
• promotion of circularity and material respect – a portion of the existing structure transformed into usable material,
• highlighting heritage – a vibrant place where history, nature, and innovation coexist,
• and the development of nature rooted in the city – a 1,000 sqm garden and green roofs creating an urban ecosystem.

Due to the significant residential component of the program, the project will bring new energy to the district. The redevelopment of this city block, located between the Grand-Place and the Sablon, which currently has an inert character due to vacancy and single-use functions (offices/logistics buildings), will eventually accommodate 64 high-quality apartments (8,168 sqm).
A commercial podium (2,000 sqm) will be created at the ground floor along rue Lebeau, encouraging pedestrians to move from the Sablon down toward the lower part of the city. The former Central Telephone Building, constructed in 1895 and covering a quarter of the complex’s area, will be renovated into a modern, versatile office building (25,470 sqm). The building will regain its original grandeur while preserving its magnificent façades and historic staircases.
For several of its projects in Brussels, Immobel invests in sustainable energy sources. For heating and cooling the entire Lebeau project, a geothermal system will be combined with solar panels and heat pumps to produce clean and cost-effective energy.
The architectural teams have a long-term vision and have chosen durable, high-quality materials in harmony with the surrounding buildings. A 1,000 sqm private garden will be created for the residents within the city block. Finally, an underground parking facility will be made available for residents and the general public, helping to reduce parking pressure in the Sablon district and its surroundings.
